4) Motivation : To stay motivated over a period of time you should have deadlines to meet.The deadlines should not be lax or extremely hard to keep up.If you meet your deadlines then you should reward yourself.If it is very lax then you are not challenging you self and if you are overworking your productivity would go down.Maintaining a balance in your work which would keep you motivated and focused.

5) Other road blocks : You would find that when you are working from home there would be a lot of disturbances in the form of family,friends and guests.Best way to handle is to inform them about your schedule.In a short period of time they would understand.
